<p>The short answer is cars in the massively growing baby boomers unemployed disabled et al isn&#8217;t work until you drop.</p>
<p>The massive spike in fuel killing largely empty cabs to allow multiple pensioner hires!</p>
<p>Imagine your Pensioner excursion ticket had a cab charge PET clunk machine in every cab where buying a can of petrol for the Aussie Victa  to rip into life but a cab ride from Grafton to Wollongong was excessive use on fair use policy but a trip to Sydney Kingsford Smith From Lithgow to see the son or Daughter in Perth wasn&#8217;t?</p>
<p>As anyone ever thought mobilizing the aged as social inclusion wasn&#8217;t as elitest as owning a car their pension can NOT afford to run? Not pretty Toyota? Lots more prettier ones in Japan made in England? Lets downsize cars or nationalize villain&#8217;s just detracting? I mean? Is their a solar car yet? Why not?<br />
<br />The thing is, I have a brilliant car made in 1983, I know how to fix it, I spend a lot of time caring for it and I have not had to take it to the scrap yard because of that. If a car is made well and the owner cares for it, the car can be around for as long as you want. Sure i have another car for long road trips which i change every three years. I have not slowed the economy down for keep a car for so long, because i still invest in the new market. I chose one car i wanted to be proud of, when it got old I leased another car to do the job the old one could not and cared for the old one.<br />
I hope a younger person can buy one of my old lease cars and tend to it just like my old car is from me. I think it is all about how much you care for what you buy. No government should be involved with how people live their life, but should leave it possible for them to care for what they have with out taking it away.</p>

			<content:encoded><![CDATA[<p>Hi, we are buying 1 hectare of land in Perth (outer suburbs) Western Australia which currently has a 90+ year old farm house on it and some stables. We plan to rent the place out for the next 5-10 years but with the urban sprawl taking over perth the property is zoned &#8216;urban development&#8217; and we will probably be able to subdivide into 20 lots. My question is, should we be subdividing and just selling the land or should we look at overseeing the development ourselves? What will the differences in the profits be like? I had also considered an over 55&#8217;s lifestyle village, this would be much higher density housing but we would need to take a lot more into consideration and probably be involved with the management for a long time to come. Does anybody have any advice for us? This is our first property investment and we are quite young and inexperienced so advice is appreciated : )<br />
<br />Developing is a very difficult way to make a dollar. There is a lot of work involved, many problems can occur and risks are high. I would only consider it if I had a friend with experience in developing who could be the project manager. Smaller developments (up to four dwellings) are relatively easy to finance and have less issues with council so I tend to recommend that as the limit for my clients who have not completed a development before.</p>
<p>If I were you I would hold onto it until the market in Perth is white hot and then sell it. If you like you could get the subdivision done now and then sell off the lots of land, however again you will need a very good group of advisers to make sure this is done in the right way to maximise your returns.</p>
<p>Over 55&#8217;s villages have done fairly well where I am in NSW and I have seen some good ones in SE QLD as well. However I don&#8217;t know how that works in WA. The regulations around them tend to be quite complicated and it would only work if there is a strong demand for that type of housing in your area. In particular look at how close your land is to shops, transport and hospitals which are all very important to the over 55&#8217;s.</p>

I currently live in a council property. If I were to move to Perth would i receieve any state benefits and in terms of property&#8217;s is there such a thing as a somewhat council over there? I have friends and family in perth but none of whom will be able to provide financial support.<br />
<br />If you don&#8217;t have good qualifications, you won&#8217;t be moving to Australia and that&#8217;s that. Australia is very selective about the immigrants it accepts and the most basic requirement for them is to have formal qualifications and experience in an occupation in which Australia needs workers. No/low qualifications or wrong occupation = no immigration visa. End of story.</p>
<p>In any case, new immigrants are not eligible for any government income support for 2 years after they arrive in the country and they go to the back of huge waiting lists for government housing with no chance of being able to get the Australian equivalent of a council house in under several years.</p>
<p>Forget it &#8211; you won&#8217;t be coming.</p>

<p>Me and my girlfriend are looking into moving to Australia. We have lots of questions regarding the visa process &amp; visa costs, locations to move to, looking for work, and moving pets.</p>
<p>OK, So we are both english born and bred. I am a welder (boilermaker) and my trade is on the SOL list. She works in an  office as a debt collector. We are not married and have no children.</p>
<p>My main questions are&#8230;</p>
<p>1. What type of Visa would be best for us in terms of&#8230;how long the visa will take to grant us access, the best visa for us to stay in Australia, how much the visa application will cost, and what other costs there are (Medicles???)</p>
<p>2. Location, any body reading this would like to recommend any where?, i have family in Perth and Brisbane, My heart says Perth but i would love to live in Sydney. Any ideas on things to do, property costs, bills, costs, food, schools??? Any help on these subjects will be much appreciated. Also about renting/mortgages. If we do make the move we will be renting for quite sometime while we either build up a deposit or find a cheap enough house to buy with a small deposit. What are the costs of renting and is there anything we need to know (we would be looking for a place that allows pets, do land lords usually allow that?)</p>
<p>3. Work situation. Work is becoming few and far between in the uk right now and thats what has me looking into it (plus a change in life style). I have been looking on Seek.co.au and there looks to be plenty of work about in all regions and it looks to good to be true&#8230;.so my question is, is it true? (lol) They look to be paying $25-$35 p/hr over 40 hours a week. How good is that and how far will that get us? And what type of work could my girlfriend find? She has previously worked as a debt collector, banker and worked in a real estates.</p>
<p>4. We are looking at bring over pets. A dalmatian and a cat. i have looked into costs, but i dont have much info on it, could people shed some light on this please?</p>
<p>AARRRRGGGGHHHHH my brain is fryd already! lol</p>
<p>Any help would be much appreacited guys!<br />
<br />1. Work Visa. It usually goes for a couple of years. The cost, hmm got to ask the immigration centre.</p>
<p>2.I live in Sydney, but it&#8217;s too expensive to live here, believe me, and especially for a new comer like you, you&#8217;d get busted by so much rent and bills.<br />
Renting usually foes for 300-400 a week. See I told you it&#8217;s expensive. And no, landlords usually don&#8217;t allow pets in their units. But a house, yes.<br />
Your best choice would be either in Victoria or Queensland. Don&#8217;t go to Perth, as it&#8217;s Western Australia and has a lot of Rural Areas and crime is high there.</p>
<p>3.The job of $25-$35 for 40 hours a week is okay, but not too good. Finding work is hard, but must you know, Australia is in deep need of more tradesmen, so your boiler job might just suit. Your gf could work in the real estate and a bank. Plenty of jobs for her. </p>
<p>4.Well bringing in pets is an issue. It has to go through quarantine to be checked of any foreign disease or illness or bugs it could bring in.</p>

<br />You will need sales experience, so try and get a job or work experience in retail or sales, ideally sales&#8230; and then you can work yourself up. Also a driving license will be useful too!</p>
<p>Estate agents also work on a commission and target-driven basis as well, so it would be preferred if you have a background which entails this.</p>
<p>I used to work in a mobile phone shop, where I was earning commission and we had sales targets too, just to give you an idea of where you could start.</p>
