Australian Visa information (cost and time etc…)?

Author: admin  //  Category: perth real estate

Hi guys.

Me and my girlfriend are looking into moving to Australia. We have lots of questions regarding the visa process & visa costs, locations to move to, looking for work, and moving pets.

OK, So we are both english born and bred. I am a welder (boilermaker) and my trade is on the SOL list. She works in an office as a debt collector. We are not married and have no children.

My main questions are…

1. What type of Visa would be best for us in terms of…how long the visa will take to grant us access, the best visa for us to stay in Australia, how much the visa application will cost, and what other costs there are (Medicles???)

2. Location, any body reading this would like to recommend any where?, i have family in Perth and Brisbane, My heart says Perth but i would love to live in Sydney. Any ideas on things to do, property costs, bills, costs, food, schools??? Any help on these subjects will be much appreciated. Also about renting/mortgages. If we do make the move we will be renting for quite sometime while we either build up a deposit or find a cheap enough house to buy with a small deposit. What are the costs of renting and is there anything we need to know (we would be looking for a place that allows pets, do land lords usually allow that?)

3. Work situation. Work is becoming few and far between in the uk right now and thats what has me looking into it (plus a change in life style). I have been looking on Seek.co.au and there looks to be plenty of work about in all regions and it looks to good to be true….so my question is, is it true? (lol) They look to be paying $25-$35 p/hr over 40 hours a week. How good is that and how far will that get us? And what type of work could my girlfriend find? She has previously worked as a debt collector, banker and worked in a real estates.

4. We are looking at bring over pets. A dalmatian and a cat. i have looked into costs, but i dont have much info on it, could people shed some light on this please?

AARRRRGGGGHHHHH my brain is fryd already! lol

Any help would be much appreacited guys!

1. Work Visa. It usually goes for a couple of years. The cost, hmm got to ask the immigration centre.

2.I live in Sydney, but it’s too expensive to live here, believe me, and especially for a new comer like you, you’d get busted by so much rent and bills.
Renting usually foes for 300-400 a week. See I told you it’s expensive. And no, landlords usually don’t allow pets in their units. But a house, yes.
Your best choice would be either in Victoria or Queensland. Don’t go to Perth, as it’s Western Australia and has a lot of Rural Areas and crime is high there.

3.The job of $25-$35 for 40 hours a week is okay, but not too good. Finding work is hard, but must you know, Australia is in deep need of more tradesmen, so your boiler job might just suit. Your gf could work in the real estate and a bank. Plenty of jobs for her.

4.Well bringing in pets is an issue. It has to go through quarantine to be checked of any foreign disease or illness or bugs it could bring in.

Phew, that was a lot.

how to become a real estate agent?

Author: admin  //  Category: perth real estate

i am currently a uni student and living in perth australia and am very interested in hopefully entering the property market in the near future, how do i go about becoming a real estate agent? and how costly and long will this process take me?

many thanks

You will need sales experience, so try and get a job or work experience in retail or sales, ideally sales… and then you can work yourself up. Also a driving license will be useful too!

Estate agents also work on a commission and target-driven basis as well, so it would be preferred if you have a background which entails this.

I used to work in a mobile phone shop, where I was earning commission and we had sales targets too, just to give you an idea of where you could start.

PLEASE HELP…INFO ON BREAKING A LEASE?

Author: admin  //  Category: perth real estate

So I moved to perth and have rented a house just over a month ago, the state of the house is unbelievable, i have rang the real estate every day since we moved in and have not had one call back!!
Let me just tell you some of what is wrong with the house!!
# every tap leaks
# it is a wooden floor, but has soft spots just i am worried might break
# there are ants and mice
# there is rusting on the carport and its that bad that it the roof moves up and down one of the poles
# the skirting has nails sticking out and is not attached to the wall
# there is a air con that does not work
# the stove only has two working hot plates
# we were told that we would never run out of hot water, which we do
# we cant run the shower and bath at the same time
# there is 6 stairs at the back, but it doesn’t have a barrier its just a drop
# the clothes line doesn’t go up
# we don’t have a front door key
# i cant open the front gate, it has clearly been driven into, and grinds into the cement

When we moved in the house was a mess,
# there is still glass everywhere in the sand at the front
# the walls weren’t cleaned
# the fans weren’t cleaned
# there was glass and dog hair every where in the house
# we are paying $330 a week because we have a pool, we still cant swim in the pool because it wasn’t clean, they said it would be cleaned for us
# the double shed was not cleaned
# there was stuff left behind
# the gardens weren’t cleaned

the real estate gave us a week rent free, but she made it sound like she was doing as a favor, because didn’t know the extent of it, i don’t think that, that’s good enough, i have a one and three year old, trying to clean up everything while they are running around is so hard and i still haven’t cleaned it all.
we only just got smoke alarms and safety switches yesterday.
its at the stage where i have had enough and i just want to move out, do i have rights to break the lease, as far as i am concerned all this should of been done before the house was rented out, i want to break the lease but can i??? i want to do it all right, if i break the lease will i get my bond back?? any help as to what i can do would be great thanks :D

you can legally break the lease. Some of the things you complain about, like running out of hot water, are just too bad you have to put up with that. Other things, like ants and mice, they are legally obliged to fix.
also, not having a front door key is a deal breaker. Plus the glass at the front, the stairs at the back and the stove – these things are about safety.
take photos. You took photos when you moved in, right?
document it all.
The landlord’s part of the bargain is that they must provide a lodging that is safe and compliant with minimum standards.

what can i do, any advice would be great!!!?

how do you buy property in bali and move there from perth?

Author: admin  //  Category: perth real estate

i’ve heard there are real estate agents in perth that sell property overseas (bali etc)
and can help you in getting info on moving over there, the requirements and such, but i cant seem to find any. help?

from what i can gather you cannot live there permanently, every 6 months you have to leave the country for about a week. when buying property there you need an balinese sponsor. Family friends run hotel accomodation on lembogan island and this is what they have told us.
But i did a little searching for you and found this link about perth residents buying property anf there is a phone number to call

Living in Adelaide – costs, where best to rent… compared to Perth?

Author: admin  //  Category: perth real estate

Wondering what the cost of living is like in Adelaide, compared to Perth. And what are nice suburbs to live in so I can search real estate.

Looking at working in North Adelaide. And maybe going to UniSA.

We are a young couple no kids, prefer a cultured vibe like inner city and we’re foodies. Would want to be in an 2 bed apartment or 3 bed house, near cafe / restaurant / bookstore areas and especially anything with late night trading. Here in Perth there’s only a couple of suburbs like that, not sure if you have more in Adelaide.

Food wise, we mainly buy from markets and Ive been to the central markets. What are the costs per kg for bananas, avocado and tomato at the moment? They’re around $4, $3 each & $5-6 respectively here in Perth .

What is an approximate price per litre of unleaded petrol?

In general are people friendly to get along with? I’ve only known weird South Australians!! But maybe that’s cause they moved to Perth, and we are weirder ;)

Also what is the cost of public transport?

Thanks very much.

wow you don’t ask for much do you!
i’d suggest prospect to live in. it’s walking distance to o’connell street and melbourne street in north adelaide, so there’s heaps of restaurants nearby. also prospect road has some great restaurants and cafe’s. i rent a 3 b/room house for $600/ fortnight, but there are cheaper houses to rent in the area. it’s just walking distance to the city centre, but also has regular public transport to the city. otehr suburbs to try that fit your description near the city are norwood, unley, goodwood, north adelaide and surrounding suburbs. further from the city, any beachside suburbs have restaurants and cafe’s. henley beach and semaphore are probably the pick of them culturally speaking. the hills have some great places too. stirling has lots of organic cafe’s and markets and is only 20 minutes from the city center by car.
depending on where you buy your food from, bananas are around $4/kilo, avocado’s $1.50 each, tomato’s $4/kilo at the moment. you can get better deals at the markets in the afternoons though.
i don’t know the cost of petrol, i don’t drive a car at all i ride a bicycle. i’d assume it’s about the same price as perth though.
generally people are friendly. there’s the usual dickheads you find in any city, but no more or less here.
public transport is up to $30 a week for an adult to travel to and from work. that varies what time you travel and how far you travel though. student prices are half that.

MELBOURNE SUBURB ADVICE PLEASE !?

Author: admin  //  Category: perth real estate

Hi,

I am in the process of moving to Australia. We are looking for somewhere with a sense of culture and plenty to do for all ages. After much consideration we think a Melbourne Suburb might be a good choice for us.

When we come over there will be me, my husband and out two boys who will be 10 and 7. We are looking for catholic school catchment areas, again plenty to do, close to the beach and not to far to into the centre of Melbourne. We have heard good things on Sandringham, and Mornington… But I also think Mentone sounds good to, is it closer to Melbourne City Centre?, considering, Mount Martha and Mornington as I think the real estate is more affordable than Sandringham, We dont want to commute much more than half an hour to Melbourne CBD.

Please advise are we going in the right direction, opinions on the suburbs would be a great help, what kind of atmosphere etc?… is Melbourne a good choice or do we need to think of casting the net further afeild just want the boys to have plenty whilst growing up with a view to settling in OZ. Perth feels to remote to me and Sydney to expensive and Brisbane to hot ?

Many Thanks

same answer i gave you yesterday

mentone is ok, not as close to the cbd as sandringham and not as far as mornington

if you don’t want to commute more than half an hour then mt martha and mornington are out and sandringham is in

Perth residents – Real estate tips wanted?

Author: admin  //  Category: perth real estate

Hello,
I am a perth girl but have been living in Newman for over 2 years now. The time has finally come for us to move back to the big smoke and we are having a hard time choosing a suburb to look for a house in.
Basically I want it to be near a decent school (and I judge decency by the myschool website and most students being in the top two quarters for standardised testing lol) I dont care if it is public or private. Also want it to be not TOO far from the CBD because my husband will be working there. I like coastal. I actually think that what I am looking for is going to be out of our price range but thought I would see what you suggest anyway.
We have at least $420,000 (lowest budget) or up to $600,000 depending on a bulk amount of money that we are expecting to receive.

South of the river, look at the rossmoyne high school zone, rossmoyne, riverton, bullcreek (by memory but check this). These are good middle class areas with low crime rates. Although not close to the ocean (about 30 minutes), it is only a few minutes away from the river.
The best thing is these are close to the train line, only 7 minutes from bullcreek station to Perth!, and this area has good bus coverage.

Further down but closer to the ocean is Beelier, but this is a new area and I don’t know what the schools are like.

Up north look at places near the freeway/trains, but I don’t know the schools in this area.
Kingsley
Warwick
Innaloo

Your best bet is to sit down with the names of the best schools, look at a map of Perth, especially looking at the freeway which has the trains, and reiwa website and see what the cost of houses is in that area.
