I am a perth girl but have been living in Newman for over 2 years now. The time has finally come for us to move back to the big smoke and we are having a hard time choosing a suburb to look for a house in.
Basically I want it to be near a decent school (and I judge decency by the myschool website and most students being in the top two quarters for standardised testing lol) I dont care if it is public or private. Also want it to be not TOO far from the CBD because my husband will be working there. I like coastal. I actually think that what I am looking for is going to be out of our price range but thought I would see what you suggest anyway.
We have at least $420,000 (lowest budget) or up to $600,000 depending on a bulk amount of money that we are expecting to receive.
South of the river, look at the rossmoyne high school zone, rossmoyne, riverton, bullcreek (by memory but check this). These are good middle class areas with low crime rates. Although not close to the ocean (about 30 minutes), it is only a few minutes away from the river.
The best thing is these are close to the train line, only 7 minutes from bullcreek station to Perth!, and this area has good bus coverage.
Further down but closer to the ocean is Beelier, but this is a new area and I don’t know what the schools are like.
Up north look at places near the freeway/trains, but I don’t know the schools in this area.

Your best bet is to sit down with the names of the best schools, look at a map of Perth, especially looking at the freeway which has the trains, and reiwa website and see what the cost of houses is in that area.
